Waterproofing Requirements – Commencing 1 May 2023

From May next year, new stringent waterproofing standards will be introduced. Notably, surface finishes must grade to every floor waste in a wet area, and all shower walls will need waterproofing. In commercial wet areas, graded membranes and surface finishes will be mandated to a drain waste.

Accessible Housing – Commencing 1 October 2023

In a bid to increase inclusivity and accessibility, significant modifications are coming to the design of new houses and units. The changes include step-free paths from site boundary or parking areas, doorways and corridors with specified dimensions, and specially designed toilets and showers.

These adjustments seek to make homes more user-friendly for individuals with mobility disabilities. However, the Master Builders has voiced concerns that these new requirements might require additional planning to ensure their practicality and affordability. Nevertheless, Dirsell Constructions is prepared to navigate these changes, creating homes that are both accessible and aesthetically pleasing.

Energy Efficiency – Commencing 1 October 2023

In response to growing concerns about sustainability and energy consumption, the NCC is stepping up its requirements for energy efficiency in buildings. Class 1 buildings will need to achieve a 7-star rating, an increase from the current 6 stars, and require a ‘whole of house assessment’. Class 2 buildings will need an average of 7 stars, with no unit falling below 6 stars. Credits can be achieved through the use of applicable software tools such as NatHERS.

Other Notable Changes

Several other amendments to the NCC will take effect from 1 May 2023. These changes include stricter plumbing connections, new bushfire protection measures, changes to balustrades, reduction of allowable lead in plumbing products by September 2025, a new standard for structural steel requirements, and the provision for electric vehicle charging in certain classes of buildings.
