BURNABY

Contemporary Townhouse Transformation by Dirsell Constructions

Nestled within a tightly configured three-storey townhouse, the Burnaby Project showcases how thoughtful design and expert construction can completely transform the way a home is experienced. Dirsell Constructions was engaged to undertake a substantial internal renovation, opening up the living spaces to create a brighter, more functional and connected home while enhancing the outdoor entertaining area with a new courtyard deck.

What began as a renovation quickly evolved into a project requiring significant structural expertise, meticulous planning and a commitment to delivering exceptional finishes throughout.

Scope of Works

This project involved a comprehensive renovation of a three-storey townhouse, focused on improving functionality, increasing natural light and creating a more open-plan living environment.

Works included:

  • Internal renovation across multiple levels
  • Structural modifications to open up the main living area
  • Installation of a large structural beam
  • Custom cabinetry throughout key living spaces
  • Courtyard deck construction
  • Fire-rating compliance upgrades
  • Water ingress remediation within the basement area

The result is a contemporary townhouse that feels significantly larger, brighter and more connected than the original layout.

Standout Features

Several elements make the Burnaby Project a standout renovation:

  • Major Structural Transformation – The installation of a substantial structural beam allowed the living area to be opened up, dramatically changing the feel and functionality of the home.
  • Detailed Custom Cabinetry – Precision joinery and thoughtful detailing elevate the interior spaces and provide practical storage solutions.
  • Seamless Indoor-Outdoor Connection – The new courtyard deck extends the living space and creates an inviting area for entertaining and relaxation.
  • Enhanced Spatial Flow – By removing structural limitations within the original design, the home now offers a more open and contemporary layout.

Challenges Overcome

The most significant challenge of this project centred around the installation of the large structural beam.

Due to the townhouse configuration and restricted access, the logistics of manoeuvring and installing the beam required extensive planning, engineering coordination and precision execution. Despite the complexity, the team successfully completed the installation, enabling the transformative open-plan design.

Following demolition works, it was also discovered that sections of the original construction did not meet current fire-rating requirements. Dirsell Constructions worked closely with consultants to bring these areas up to code, ensuring compliance and long-term safety.

In the basement car parking area, existing water ingress issues were identified and remediated, protecting the building structure and improving the overall durability of the property.
